Getting the Ground Ready to Build On
Site prep and grading is the earthwork that happens before a foundation, slab, driveway or patio goes in, and the regrading that fixes yards where water collects. Around Allentown it usually means stripping topsoil, cutting high spots and filling low ones, compacting the fill, and leaving a finished grade that pitches away from the building. On limestone ground, where standing water can find its way into the rock below, that pitch matters as much as how level the pad is.
Building pads and additions
A new house, garage or addition needs a pad that is firm, at the right elevation and wider than the footprint so forms and backfill have room. We strip and stockpile the topsoil, excavate or fill to subgrade, and compact fill in lifts rather than dumping it in one pass. Fill that is not compacted settles, and settled fill under a slab shows up as cracks within a few seasons. Where the plans call for it, we leave the pad ready for footing excavation and stone.
Yard regrading for drainage
The most common residential grading call is a yard that sends water toward the house. Over decades, soil settles along foundations, mulch beds get built up, and patios get poured without enough fall. In Allentown, where the West End's homes date mostly from the 1920s through the 1940s and much of the East Side and South Side from the 1940s through the 1960s, a lot of grading around older houses has simply worn flat. We re-establish a slope away from the foundation, cut swales to carry water around the house, and tie the grade to downspout outlets or a drain where the yard needs one.
Cut, fill and slopes
On sloped lots toward South Mountain or along the creek valleys, flattening ground for a yard, driveway or building means moving soil from high to low. Cut-and-fill on site is far cheaper than hauling: HomeAdvisor lists cut-and-fill at $1 to $12 per cubic yard against $8 to $25 to remove dirt from the site. We balance cut and fill where we can and tell you if the plan needs imported fill or a retaining structure.
Stormwater and permits
Most townships around Allentown regulate grading that changes how water leaves a lot, and some require a grading or stormwater permit above certain areas of disturbance. The state's karst guidance also warns against directing new runoff into sinkholes. We look at where your water goes today, where it will go after grading, and whether a permit is needed, before any soil moves.
Finish grading
The last pass spreads the stockpiled topsoil, smooths it to final grade and leaves it ready for seed, sod or landscaping. We rake out stones and leave grades that a mower can follow.

How It Works
1. Site walk
We measure, shoot rough grades and look at where water comes from and where it leaves the lot.
2. Plan and permits
Grades, cut and fill volumes and any township permit are set out in the written quote.
3. Earthwork
Topsoil stripped, ground cut and filled, and fill compacted in lifts.
4. Finish
Topsoil spread to final grade and the site left ready for building or seeding.

Site Prep & Grading Questions
How much slope should my yard have away from the house?
A common guideline in residential building codes is a fall of at least 6 inches over the first 10 feet from the foundation where the lot allows it. Tight city lots sometimes cannot fit that, and a swale or drain does the rest. We check what your lot can carry.
What does yard grading cost?
HomeGuide puts small yard regrading at $500 to $1,000 and larger grading and leveling at $500 to $5,000; HomeAdvisor lists $400 to $6,500. Imported fill, hauling and tight access raise the price.
Do I need a permit to regrade my yard?
Small regrading usually does not, but many Lehigh Valley townships regulate grading that changes drainage onto neighbors or disturbs larger areas. We check with your municipality before the work is scheduled.
Can you grade in wet weather?
Not well. Silty clay loam smears and will not compact when it is saturated. We wait for the ground to dry rather than lock in a soft grade.
